1. General requirements
Guest and Visitors must comply with all House Rules, Terms and Conditions and instructions from the Owner/Host during their stay and are responsible for ensuring that their visitors also comply.
2. Noise and Residential amenity
Guests must not create noise which is offensive to neighbours especially between 10pm – 8am, engage in anti-social behaviour or adversely impact the residential amenity of neighbours and the local community.
3. Gatherings or functions
The Property is not a “party house” and any such activities are strictly prohibited. Any gathering, celebration or entertainment permitted at at the Property must not conflict with residential amenity and must comply with all the other requirements.
4. Parking
One undercover parking space is provided onsite. The maximum number of vehicles permitted on site is two. Parking for boats and trailers and additional vehicles is available adjacent to the property.
5. Utilities, Water and Waste Water treatment
The property has solar panels, is serviced by rainwater and waste water is recycled on to the gardens. Reasonable use of utilities and water is included in the tariff.
Excessive use of water and/or utilities, through leaving taps/hoses, showers running, using the air conditioning and heating with the doors open or leaving them running when away from the premises, may incur an additional charge.
Cooking oils, fats, grease and chemicals must not be emptied down the drains. Sanitary products, “wet wipes” and other foreign items must not be flushed down the toilets. This is likely damage the waste water system and the cost of repair will be deducted from your security deposit/bond and you may also be invoiced additional charges.
Regulations prohibit the drinking of recycled waste water and the consumption of anything from the garden.
BOAT WASHING OTHER THAN FLUSHING THE OUTBOARD MOTOR, IS NOT PERMITTED ON THE PROPERTY. The Ardrossan Boat Ramp has boat washing facilities.
6. Garbage and recycling
Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property in the allocated bins.
7. Security
When you are away from the Property, please close all windows and doors to maintain security and prevent rain and water damage. CCTV cameras monitor the perimeter of the property to provide additional security for vehicles, boats and trailers. The owner/host does not accept any responsibility for the loss or damage to your personal belongings and equipment.
8. Cleaning, Linen and BBQ
A mandatory cleaning fee of $85, and is payable at time of booking. Linen is included in the tariff (beach towels are not supplied). We reserve the right to charge an additional cleaning fee if the property is left particularly messy or if the BBQ is not cleaned.
9. Use of Recreational Equipment and Amenities
Use of any equipment or Amenities supplied or available at the premises, must be used in a safe manner and are used solely at Guests own risk. It is your responsibility to thoroughly check all recreational equipment before use. If you are not satisfied with the condition of any recreational equipment supplied or have any safety concerns what so ever do not make use of the item/s.
The beach is tidal and any items left unattended on the beach will float away, if this happens you will be charged to replace them.
All persons using any water sport items must wear a life jacket, be able to swim and hold the appropriate licences (eg you must have a boat licence in South Australia to operate a motorised watercraft).
Bike helmets must be worn as per South Australian legal requirements, when using the bikes. If the bikes and any other equipment is left unsecured and stolen or damaged, you will be charged to replace it.
10. Balcony
Guests must use the shared balcony in a safe and respectful manner and must not climb, sit on, push or use strong force against the balcony railings and children must be supervised at all times.
11. Smoking
Smoking is strictly prohibited indoors. Guests must ensure that cigarette butts are extinguished and disposed of in a safe manner in the Ashtrays provided.
12. Fires Prohibited
Open fires on the property are not permitted on the property.
13. Smoke Alarms/Fire extinguisher
Smoke alarms and a fire extinguisher are in good working area and must not be tampered with.
14. Pets
No domestic pets are permitted on or about the property and Pets are not permitted indoors. Any damage to the property by pets is the responsibility of the Guest and repair costs will be taken from the security deposit/bond and the you will be invoiced for any costs above that amount.
15. Damages and breakages
Your limited permission to occupy the property for holiday purposes and short stays is provided in good faith on the condition that you look after it as it was your own. Damages and breakages must be reported prior to departure.
16. Departure arrangements
Check out time is 10.00am to enable us to service the property between guests. Failure to vacate by 10.00am (unless arranged prior with the host/owner) will incur an additional night’s accommodation fee which will be deducted from the security deposit/bond or invoiced to you.

18. Compliance
A breach of these Rules is a breach of the Terms and Conditions of occupancy and the Host/Owner reserves the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or cause a nuisance.
